
Have you renewed with Rent Smart Wales?
Since 23 November 2015, all Landlords with privately rented property let out on a domestic tenancy in Wales are legally required to register with Rent Smart Wales. These include assured and short hold assured tenancies; both verbal and physical contracts are included.
Rent Smart Wales is celebrating its 5th anniversary, and what landlords may not be aware of is that registrations only last for 5 years. It is important to renew your registration before your expiry date if you are a landlord in order to comply with the legal framework.
Letting agencies cannot complete this on a landlord’s behalf, as the person responsible for the property has to sign a declaration that the information is correct. If you and another person jointly own a property, only one registration licence is required.
Landlords not involved in setting up tenancies and managing their rental properties do not require a licence however they must:
- Complete a landlord registration; AND
- Appoint a licensed agent to conduct letting and management activities.
Landlords who undertake letting and management tasks at their rental properties must:
- Complete a landlord registration; AND
- Apply for a Rent Smart Wales licence themselves
