An Honest, Realistic Student Lettings Market Update
It would be very easy for us to lie and tell you what a fantastic few months we have had but in reality, it has been much tougher and we are not an Agency that lies!
With the uncertainty of a continued lockdown at the beginning of the year, followed by the more recent news of campuses in general not opening until after Easter at the earliest, Students have understandably, been cautious when it comes to signing tenancy agreements that are due to start in just 6 months’ time.
Whilst we have been successfully renting Student properties over the last few months at a comfortable rate, it is still nothing like the figures we are used to under normal circumstances. However, there is good news on the horizon! From our Cathays office, we have seen a huge increase in Students out and about on The Triangle, especially with the nice weather we have been having, the ever-growing vaccine levels and the security of public confidence. This is an encouraging sign for us as Letting Agents as well as our Landlords as it shows Cardiff’s Students are coming back!
Here at Keylet, we are confident that next term will kick off with even more ‘normality’ and we will see a surge of Students wanting to find their perfect property. We have lots of houses, flats, and apartments in our portfolio and can accommodate any price range and any location. We are finding that Students are searching for the more ‘traditional’ type of accommodation. Whilst purpose-built Student housing is great, it can sometimes be costly. The old-style converted Victorian houses remain a favourite on the whole, for their garden areas, street parking, and large double bedrooms. Lots of our Landlords have taken the lockdown period as an opportunity to reinvest and refurbish their properties and bring them up to a standard that our Students expect in 2021.
